Board Members/Property Manager Changes

New Board Members!

After almost 6 years, our Vice President, Alexis Cabrera, has stepped down. Alexis has brought much to the table in her tenure, including updating our website to the new portal, forming the social committee, and managing our landscaping projects. We whole-heartedly thank her for her dedication and service. 

With Alexis’ departure, the board took the opportunity to welcome two new members – Pete Greason and Cathie Lewis-Hardy. We will be reevaluating the board roles and naming officers at the next meeting on 8/1. 

New Property Manager!

After serving our community for over 6 years, Bryan Palmioli has left TCPM. We welcome our new Property Manager, Kevin Young.

Kevin began his professional Community Management journey in the late 1990’s, working with clients of Homeowner Associations. His experience includes many single-family communities, condominiums & townhome communities, along with commercial properties.

 He has served as the past President of his own Homeowner Association Board. He has kept abreast of changes in the laws, industry practices and standards, by engaging in continuing education in the HOA field, by attending seminars sponsored by HOA vendors and attorneys.  In addition to his CAAM Certification, he has received several Certificates of Recognition, as well as Phoenix Crime Free Multi Housing Program.

Painting Project

What is the status of the paint project? When will this be done?

We hear you and share your frustrations! Remember, we live here too! 

Earlier this month (September) we asked for your punch list items to complete the painting project. This week (9/25) we walked the vendor through all of these items and identified more! We have received notice from our vendor that they will begin working on these punch list items beginning next week (10/2)

Please be sure to have your courtyard and back patio gates unlocked and available to the painters They anticipate being on-site for approximately one week. We are hopeful this project will be  “Done-Done” by mid-October.  

Landscaping

UPDATE – Due to an influx of expenses over the last couple of months, we are postponing the landscaping upgrades around the pool area. We are hopeful we can pick up this topic in time for spring planting.

ACC Requests

A lot of my neighbors are making enhancements to their property, such as putting up shades over their courtyards or upgrading their front gate . Can I do that?

ABSOLUTELY!!! However, we do have guidelines you must follow. Any change you make to the outside of your home (other than outdoor furniture) MUST be reviewed/approved by our Architectural Committee PRIOR to installation. Please check out the Docs section of the Homeowner Portal for Architectural guidelines/forms.  We will be soon going around and making sure everyone is in compliance, so please, if you have made any gate or other modifications, be sure to submit an ACC request.

Pool Furniture

The straps are breaking and the pool furniture just looks old. Is there any plan to remedy this?

UPDATE – Due to an influx of expenses over the last couple of months, we are postponing the pool area improvements.

The board has been getting quotes to either replace or repair. Since the frames of the pool furniture are still in fantastic shape, the plan is to restrap all the chairs to something fresh. Quotes are coming in and hopefully a decision can be made at the August board meeting.

Signs

Those front signs are all faded, what’s the plan?

Yes indeed they are! All of the signage in the community needs updated/replaced. The first phase is completed! We replaced all the visitor parking signs, speed limit sign, private parking for only certain units, and the lift station sign.

The second phase will include new signage at the front which will hopefully eliminate the amount of signs we currently have, and instead have one nice Welcome to LPV sign which includes our rules. This phase will also include updating the pool signage as well.

Bugs

Are there more bugs around than normal?

When the seasons change, so do the crawly creatures. LPV contracts with Great Western Pest Control to come and treat the common areas once a month. Any homeowner can request service with them for their own property at the time of visit for $25. Feel free to give them a call to get on the schedule and set up payment: (480) 507-7803.
