This section lists a few resources and need to know information about living in Lake Park Village.
Q: What about the front gate? Do I make my own 4-digit code? Are there remote controls for the front gate?
A: Please call Lorie at Tri-City Property, (480) 844-2224 Ext. 121, to have your own personal 4-digit code created for the front gate. You can also send a check to Tri-City to order a remote for the gate to be mailed to you (or you can go to Tri-City to pick it up).
Q: I see people fishing, is that okay to do?
A: Yes, as long as you are a resident within Lake Park Village. We are a private property and non-residents are not allowed to fish here. Our moats and lake are by catch and release only. Please request a fishing permit from our Document>Forms section on the portal to obtain your fishing permit. You can also fish on the lakes within Dobson Ranch, but will need to obtain a fishing license from Dobson Ranch HOA.
Q: Anything I should know about the visitor parking spaces?
A: We have only a small amount of visitor parking spaces and we reserve them for just that…visitors. Each unit has three spots (garage and two additional spots in front of their unit) and we expect homeowners to use those three spots. If additional spots are needed, you will need to find a solution outside of the visitor parking. We have volunteers frequently check for repeat offenders in the visitors parking spaces and warning/fines are sent after four (4) occurrences in four (4) weeks.
Q: What if I have/ notice an issue in our community outside of business hours?
A: If it seems to be an emergency related to the property, call Tri-City Property Management company and follow the prompts for reporting an emergency, (480) 844-2224. All other emergencies should be reported to the police, either 911, or directly to Mesa PD (Lake Park Village has a contract with Mesa PD. (LPV is private property and there is no trespassing allowed.)
Q: Can I get a trash or recycling barrel repaired or exchanged for a larger or smaller one?
A: The cans are the property of the City of Mesa.
If your Blue or Black Barrel is damaged, please call the City of Mesa at 480-644-2221 to request a repair of the lid, wheels and/or body. If it cannot be repaired, it will be replaced with a like barrel. Requests are processed Monday through Thursday, excluding city holidays. You can also go online at the following link to submit a request. Click here for request form You will need the utility account # which is 507919167055 to make the request. If you’d prefer a larger or smaller barrel, you can also request that. The city charges more for a larger barrel so the right size can save money.
Q: How can I report a streetlight that is out or cycling (turning off and on).
A: SRP (the electric company) maintains our street lights. Note the number on the light pole, and go to their website to report the problem. https://www.srpnet.com/electric/streetlight-repair.aspx#srplight
Q: Anything else I should know about our community?
A: A few things:
- Trash (black bin) is picked up on Saturdays; recycle (blue bin) is picked up on Wednesdays.
- Landscapers are usually here on Tuesdays.
- Check the bulletin board near the mailboxes often as we post event/communication notices there.
- If you see anything that needs fixed, please feel free to use the service tickets through our online portal or email our property manager at PM@lakeparkvillageaz.com and CC the board at board@lakeparkvillageaz.com.
- The board generally conducts their monthly meeting on the first Tuesday of every month at 4:30 p.m. unless otherwise noted. All homeowners are welcome to join.
- The roofs are cleaned semi-annually and all roofs are scheduled for re-coats/full tear-off on a rotating basis.
- Do NOT walk on your roof above your garage, it can compromise the coating.
- Please don’t feed the wildlife in the grass…crumbs dropped in the grass attracts pigeons on our balconies. We recommend only feeding birds and turtles in the moats or lake. Please consider feeding appropriate food and avoiding processed foods such as bread crumbs, cereal, or crackers.
- Pick up after you pet! We have several doggy stations around the property which supplies bags and trash bins.
- Please watch your speed! The speed limit in LPV is 10 MPH. If you are reported speeding, it could mean a $500 fine.
